Straight answers.

It is one place for the records and the work behind a rental: properties and rooms, tenants, tenancy agreements, condition reports, maintenance, rental applications, keys, documents and dates. Girilang holds each of them against the property it belongs to, on the web and, for the work you do on site, in the iPhone and iPad app.

Landlord is $29 per month for up to 3 properties; Portfolio is $49 per month for up to 10 properties; Portfolio Plus, for up to 25 properties, is priced on enquiry, all in AUD including GST. Billed yearly, every plan costs 24% less. Past 25 properties, contact us to agree limits that fit. The price stays the same whatever each property rents for: Girilang does not collect rent or take a cut, and there is nothing for your tenants to pay. There is no setup fee and no contract. You start with a 14-day free trial; a card is required to begin, and you can cancel any time before it ends.

No. Every plan has every feature, including e-signed NSW tenancy agreements and the iPhone and iPad app. Plans differ only in their limits: Landlord holds up to 3 properties, 20 rooms and 2 team members, including you; Portfolio holds up to 10 properties, 80 rooms and 5 team members, including you; Portfolio Plus holds up to 25 properties, 250 rooms and 10 team members, including you. Email allowances and file storage grow with the plan too. You can move up a plan at any time, and move down once you fit the smaller plan's limits.

Fill in the NSW standard residential tenancy agreement from your records, or write your own, and send it for e-signing with reminders. Walk the property room by room for a condition report the tenant reviews with their lease. Take repair requests with photos and run them on a maintenance board. Share a rental application form by link and review every application in one queue. Then record renewals, rent increases and notices to vacate, and keep keys, bonds and documents against each property.

Yes. Girilang is landlord software for Australian owners who manage their own rentals. The tenancy agreement and the notice rules it works out are New South Wales rules; in another state, you can write your own agreement in the editor.

Yes. A property can be let whole, or divided into rooms and common areas with a tenant and a tenancy for each room, side by side in one portfolio. Rooms count towards your plan's room limit.

Not to sign their agreement, fill in an application or read a condition report sent with their lease: each of those opens from a link on any phone. Tenants never pay Girilang anything.

No. You share your own rental application form, and every application lands in one queue, but Girilang does not publish listings to the property portals, run credit or background checks, or search a tenancy database. For each vacant room it drafts listing copy and gathers your photos, ready to paste wherever you advertise.
