Quiet hours and guests. When the house goes quiet, and who may stay.

The room.The shared spaces.

One report covers their room and the kitchen, bathroom and living areas.

Photos on every item. Taken as you walk through.

Checked by the housemate. Item by item, as they sign.

Managing a share house on Girilang.

Yes. Give each room its own agreement, with its own rent, bond, dates and maximum occupants, and each housemate signs for their room alone. When one moves out, the others’ agreements are unchanged.

Yes. Write them in the agreement’s additional terms, or save them as wording in the document editor, and each housemate signs them with their agreement. The house’s own page keeps the same rules for you and your team to refer to.

It keeps the records of a house let room by room: who is in each room, on which agreement and at what rent, and the condition reports, keys and repairs for the house. Girilang does this on the web and in an iPhone and iPad app.

In NSW, a landlord who lets each room separately can give each housemate a residential tenancy agreement for their room. Girilang fills in the standard form from the room, the tenant and your lease setup, and each housemate signs from their own link, with no account to create. Two people sharing one room sign the same agreement.

For a housemate on a NSW residential tenancy agreement, Girilang works out the 60 days’ written notice and the limit of one increase in twelve months. The new rent is charged from the first rent period on or after the date you set. Girilang gives no legal advice: check anything else with NSW Fair Trading.

In NSW, a house where five or more people pay to live, not counting the owner or manager and their family, may be a general boarding house that has to be registered with NSW Fair Trading. Check with them if your house is near that size.

Yes. Record each existing tenancy with its room, move-in date, rent and agreement type, one housemate at a time. There is no spreadsheet import.

Start a new message and type the house’s name, and every housemate living there now is added. It goes as one email under your organisation’s name, with every address visible to the others, and replies come back to your team.

Each plan has a limit on properties and on rooms: Landlord is $29 per month for up to 3 properties and 20 rooms, Portfolio is $49 per month for up to 10 properties and 80 rooms, and Portfolio Plus, for up to 25 properties and 250 rooms, is priced on enquiry. Prices include GST. Every plan has every feature and starts with a 14-day free trial, and a card is needed to begin.
