Girilang is software for running them yourself, at one flat price whatever each property rents for: Landlord is $29 per month for up to 3 properties.

Yes. Every plan can be billed yearly for 24% less than twelve monthly payments: Landlord is $264 per year and Portfolio $446 per year, all including GST. Choose monthly or yearly when you start your trial, or switch later from Billing; moving to yearly charges the year straight away, less what is left of the current month.

No. Your tenants pay rent straight into your own bank account, and Girilang takes no percentage of it. Girilang drafts the rent invoices, and you match each payment from your bank statement.

Not to sign their lease, apply for a rental or read a condition report sent with their lease: each of those opens from a link. Your tenants never pay Girilang anything.

Yes, one at a time. Record each tenancy with its real start date and terms, and Girilang can invoice its rent back up to a year. There is no spreadsheet import.

You can’t add another property, room or team member, upload past your storage, or send more email from Communications that month. Move up a plan, or make space by archiving a property, removing a team member or deleting files. Nothing you already have is removed. Past 25 properties, contact us and we will agree limits with you.

Yes. You can move up at any time. You can move down once your properties, rooms, team and storage fit within the smaller plan’s limits.

Yes. The iPhone and iPad app is included on every plan at no extra cost, for inspections, maintenance and keys on site. Leases, invoices and email stay on the web.

The standard tenancy agreement and the notice rules Girilang works out are for New South Wales. In other states, you can write your own agreement in the document editor. Girilang does not give legal advice.
