One template. Signed per room.
Write your agreement once in the editor, then send it room after room.

Who’s in.What’s free.
Each house, room by room.

Rooms let, at a glance. With the weekly rent they bring in.
A nudge for an empty room. So a vacancy is not forgotten.
A page per room. Its people, reports, keys and smoke alarm.
Each room, its rent. Each rise, its notice.
Give one resident notice of a new rent. The rest of the house is unchanged.

NSW notice worked out. 60 days, or 28 on a casual boarding agreement.
Renewals counted. A renewal at a higher rent is that year’s rise.
Reviews on the list. A reminder when a rent review is due.
Bring your houses.Every plan, every feature.
Every job, named.Every alarm, dated.
Every repair on one board from reported to done

Every resident’s email in one queue assigned from its right-click menu

Smoke alarms in every house last tested and next due

Each house, its rules. Each resident, signed.
Keep each house’s rules on its page and add the right set to each agreement.

Guests. Set house by house, with the longest stay.
Shared rooms. Kitchens, laundries and bin day.
Quiet hours, pets, smoking. Different in every house, if you like.
Rooms turn over.The routine doesn’t.
Every move-out and move-in runs the same steps in every house.

Notice recorded. The room shows as vacating until they go.
Keys back on the register. Then the room is free again.
Next resident placed. Carried over from their application.
Big or small, you get it all.

Running rooms across several houses.
It keeps the records of houses let by the room, at the scale of several houses: every room and who lives in it, the agreements, repairs, keys and compliance dates for each house, and a team working from the same records. Girilang does this on the web and in an iPhone and iPad app.
Yes. Each house keeps its own rules on its page: quiet hours, guests and overnight stays, pets, smoking, the common areas and bin day. Save each set as wording in the document editor and add it to the agreements for that house’s rooms.
For the records, yes: rooms, residents, condition reports, repairs, keys and accounts work in any state. The agreement a resident signs is your own, written in the document editor and saved as a template. Girilang works out rent notice periods under NSW law only, so check Victoria’s rules with Consumer Affairs Victoria.
Yes. Every plan includes at least one team member beside the owner. Each person signs in as themselves, as an owner, manager or viewer, and a viewer can look but cannot change anything or see door codes.
Each repair goes on one board with the house it is in, its urgency and the person it is assigned to, and moves from reported to done. Photos taken on the iPhone go with it, and the person it is assigned to is notified on their iPhone.
Yes. Import each bank statement and code its transactions, and Girilang reports profit and loss for each property or for all of them, on a cash or accrual basis. It gives no tax advice.
Give each house its own application form and share its short link wherever you advertise. Applicants land in one queue, and the one you choose is added to the room without retyping their details.
Each plan has a limit on properties and on rooms: Landlord is $29 per month for up to 3 properties and 20 rooms, Portfolio is $49 per month for up to 10 properties and 80 rooms, and Portfolio Plus, for up to 25 properties and 250 rooms, is priced on enquiry. Prices include GST. Every plan has every feature and starts with a 14-day free trial, and a card is needed to begin.
