Managing your own properties means running a small business across half a dozen tools that were never meant to work together. The lease is a PDF in your downloads, the move-in photos are on your phone, the repair history is a text thread with the plumber and the expenses are in a shoebox until June.
Today we are introducing Girilang: one account for every property, room, tenant and record you hold. Every lease, condition report, repair, key and conversation sits against the room it is about, so the answer to any question about a tenancy is one search away, on the web or on your iPhone.
Sign the lease and prove the condition, without the paperwork
The two documents that decide every bond dispute are now made in the same place, and the tenant sees both before they sign.
- NSW tenancy agreements: the standard residential tenancy agreement, filled in from the room and the tenant you already recorded.
- Signing on any phone: each party gets a private link and automatic reminders, with no fee per signature and no account to create.
- Condition reports on iPhone and iPad: walk each room with photos and video, then attach the report to the lease.
- A copy the tenant keeps: tenants review the report as they sign, then keep a permanent link and a PDF for move-out.

Keep every repair, key and conversation in view
The day-to-day of a rental is a stream of small requests. Girilang keeps each one against the room it concerns, so nothing lives only in somebody’s messages.
- Shared inbox: email, SMS and WhatsApp with tenants, contacts and tradespeople, each thread beside the person’s lease and open jobs.
- Maintenance board: every repair across the portfolio with its photos, due date, urgency and who is handling it.
- Notifications on iPhone: a push when an issue is raised or assigned to you, and a share-sheet shortcut that files a photo as a new issue.
- Key register: every key, fob and door code, who holds each copy, and what came back when somebody moved out.

Fill rooms faster and see every date coming
An empty room costs rent every week it stays empty, and a missed date costs more. Girilang handles both ends of a tenancy.
- Rental application forms: your own questions on a short link you can share anywhere, with every applicant in one queue.
- Reminders: terms ending, rent reviews, bonds not yet lodged, signatures outstanding and work overdue, raised on the day to act.
- A shared calendar: lease dates, move-ins, move-outs and repair due dates together, with a feed for Google, Apple or Outlook calendars.

Close the books without the shoebox
Tax time is easier when every transaction was explained in the month it happened.
- Bank statement import: bring in a CSV from any Australian bank, checked for duplicates and gaps before anything is written.
- ATO rental categories: say what each transaction was for once, and reports group it the way the rental schedule asks.
- Monthly reconciliation: prove each month against the bank’s own closing balance, then lock it.
