Terms of Service
The agreement between you and Girilang: what the Service does, what it does not do, and who is responsible for what.
Last updated 28 October 2026 · Applies to the Girilang web app, the iPhone app, and girilang.com
The short version
- Girilang is software, not an agent or a lawyer. Decisions about your properties stay yours.
- What you put in stays yours. We use it to run Girilang for you.
- The free trial needs a card and converts to a paid plan unless you cancel before it ends.
This summary is here to be read. The numbered clauses below are the ones that apply.
1 About the Service
These Terms are an agreement between you and Corona Projects Pty Ltd (ABN 33 122 390 023) trading as Girilang ("Girilang", "we", "us"). They cover girilang.com, the web app and the iPhone app (the "Service"). By creating an account you accept them. If you do not accept them, do not use the Service.
Girilang is software for people who run their own rentals and for their tenants. Its tenancy rules are those of New South Wales. We are not a real estate agent, property manager, lawyer or financial adviser, and nothing in the Service is legal, financial or professional advice. We do not advertise properties, screen tenants, hold rent or bond money, keep trust account records, or lodge bonds.
2 Eligibility and accounts
You must be at least 18. If you sign up for a business, you accept these Terms for it and confirm you have authority to do so.
Keep your sign-in details secure, and tell us at support@girilang.com if you think someone else has used your account. Each person needs their own account; invite colleagues to your organisation rather than sharing a sign-in.
3 Your responsibilities
If you own or manage property
You are responsible for:
- complying with the tenancy, privacy, anti-discrimination and other laws that apply to you and your properties;
- checking every document and record before you rely on it, and getting professional advice where you need it;
- serving notices properly. Recording a notice in Girilang is not serving it, and email is good service only where the recipient has agreed to receive notices by email;
- recording access codes only for properties you own or manage.
Organisation owners
The owner of an organisation decides who joins it, and should invite only people entitled to see its records and remove them when that ends.
If a landlord or manager invited you
Your tenancy is with them, not with Girilang. They decide what is recorded about you. Questions about rent, bond, repairs or your agreement go to them; disputes can go to NSW Fair Trading or the NSW Civil and Administrative Tribunal. You pay us nothing. If you create an account, these Terms apply to you; if you only open a link you were sent, only Acceptable use and Electronic signatures apply.
4 Electronic signatures
When you sign a document in Girilang, you agree to sign electronically. A tenant is identified by the link sent to them, and we record their signature, the time and the IP address as evidence of what was signed. A landlord signs from their signed-in account, and we record their signature and the time. If a document is revised, it must be signed again.
Whether a signed document binds its parties depends on the Electronic Transactions Acts and on the document. Girilang is not designed for deeds, or for documents that must be witnessed or registered. Signed documents and their signing records are kept as Termination describes.
5 Acceptable use
Do not use the Service to:
- break the law, or infringe anyone’s rights, including their privacy;
- harass, discriminate against or mislead anyone;
- send malicious code, or try to reach accounts, data or systems you are not authorised to use;
- scrape the Service, overload it, or get around its limits;
- resell the Service without our written agreement.
6 Email and connected mailboxes
Girilang gives each organisation email addresses and lets its team send email from them. Mail goes out under the organisation's name, and the organisation is its sender. You are responsible for every message your organisation sends and for complying with the Spam Act 2003 (Cth) and privacy law. In particular, do not send commercial messages to people who have not agreed to receive them, or without identifying your organisation and offering a way to unsubscribe, and do not impersonate anyone.
Each plan includes a sending allowance, and abuse limits apply. We may pause an organisation's sending, without notice, if its messages bounce, draw complaints or break these Terms. Pausing sending does not affect your access to your records or to mail you receive. We do not guarantee that any email is delivered.
If you connect a Google or Microsoft mailbox, you authorise Girilang to read and send email through it as our Privacy Policy describes, and you confirm you are entitled to connect it. That provider's terms continue to apply. You can disconnect it in Girilang or in your Google or Microsoft account at any time.
Mail in an organisation, including mail to its Girilang addresses, belongs to the organisation. The copy of a mailbox you connect belongs to you; a message you share, or a reply that joins one of the organisation's conversations, becomes the organisation's.
7 Your content
You, or the organisation you add it to, keep ownership of what you put into the Service ("your content"). You give us a non-exclusive licence to store, back up, process, display and transmit it as needed to provide, secure, support and improve the Service, to send it to the people you direct, and as the law requires. We do not use your content for advertising or to train AI models.
You are responsible for your content. We may remove content that breaches these Terms. We take reasonable steps to protect your content.
8 Generated documents and drafting tools
Leases, condition reports, house rules, listings and other documents Girilang helps you draft are templates and records of what you enter. They are not legal advice and are not guaranteed to comply with any law. Check them before you use them.
9 Key and access records
Key and access records are what you enter. Girilang does not check physical keys or access codes, and people with access to a property's records in your organisation can see its codes.
10 Availability, changes and preview features
We aim to keep the Service available but do not promise it will be uninterrupted or error-free. We improve and change the Service over time. If a change materially reduces a feature you pay for, we will tell you in advance, and you may cancel and receive a refund of any unused prepaid period.
Features marked as previews may be incomplete, may lose what you enter, and may change or end without notice. Do not rely on them as your only record.
11 Intellectual property
We own the Service and its software, design and branding. These Terms give you a right to use the Service, not ownership of it. If you send us feedback, we may use it without obligation to you.
12 Free trial, fees and subscriptions
Free trial. A new organisation can start a 14-day free trial, one per person and card. A card is needed to start it. The trial converts automatically: unless you cancel before it ends, your plan starts and your card is charged. We email you before the trial ends with the amount and the date. Cancel during the trial and you pay nothing.
Plans. Prices are in Australian dollars and include GST. Each plan covers one organisation:
- Landlord: $29 per month, or $264 per year, for up to 3 properties.
- Portfolio: $49 per month, or $446 per year, for up to 10 properties.
- Portfolio Plus: $79 per month, or $720 per year, for up to 25 properties.
Each plan has limits on properties, rooms, team members, storage and sending, shown when you choose a plan and in Billing settings. Limits above the Portfolio Plus plan are agreed with you in writing, and that agreement prevails over these Terms where they differ. You can pay monthly or yearly, and change plan at any time where your organisation fits the new plan's limits; the amount and timing of a change are shown before you confirm it.
Payment. Subscriptions are bought and managed on girilang.com, not through the App Store. Payments are processed by Stripe. By starting a trial, you authorise us to charge your card, through Stripe, at the start of each billing period until you cancel. We issue a tax invoice for each payment.
Price changes. We give at least 30 days' notice of a price increase. It applies from your next renewal, never part-way through a period you have paid for, and you may cancel before it takes effect.
Cancelling. You can cancel at any time in Billing settings on the web. Your plan then ends at the end of the period you have paid for, and that period is not refunded. If you close an organisation, its subscription continues while the organisation can still be restored and ends when it is deleted; the rest of that period is not refunded.
If payment fails, we retry it and tell you. If it is not paid within a short period, or you cancel, your organisation becomes read-only: you can still read and download your records and nothing is deleted, but you cannot make changes until a plan is active again.
Nothing in this section limits a refund or remedy you are entitled to under the Australian Consumer Law.
13 Privacy and information about other people
Our Privacy Policy explains how we handle personal information. It is not part of these Terms.
When you put information about other people into Girilang, such as tenants, applicants, contacts and trades:
- you confirm that you collected it lawfully and gave them any notice the law requires, including that it is held by Girilang and in the countries our Privacy Policy lists;
- we hold it for you as your service provider, and use it only to provide, secure, support and improve the Service and as the law requires;
- we protect it with reasonable security, tell you promptly of a data breach affecting it, and help you respond to that breach and to requests to access or correct it;
- when your organisation closes, we delete it, except the records we keep as Termination describes.
If you need a data processing agreement, ask us.
14 Third-party services
The Service runs on other companies' infrastructure, sign-in, email and payment services. When you sign in with Google, Apple or Microsoft, connect a mailbox, or pay through Stripe, that provider's own terms also apply, and we are not responsible for its services.
The iPhone app
Your licence to download the iPhone app comes from Apple's Standard Licensed Application End User License Agreement. These Terms are between you and us, not Apple. Apple has no obligation to provide maintenance or support for the app, is not responsible for any warranty, product or intellectual property claim relating to it, and is a third-party beneficiary of these Terms as they relate to the app.
15 Consumer guarantees
The Service comes with guarantees that cannot be excluded under the Australian Consumer Law. For a major failure, you may cancel and receive a refund for the unused period, or compensation for its reduced value. You may also claim compensation for other reasonably foreseeable loss. Nothing in these Terms excludes those rights.
Apart from those guarantees and what these Terms say, we give no other promises about the Service. Where the Service is not of a kind ordinarily acquired for personal, domestic or household use, and it is fair and reasonable to do so, our liability for breaching a consumer guarantee is limited to supplying the Service again or paying for it to be supplied again.
16 Limitation of liability
Except to the extent caused by our breach of these Terms, our negligence, fraud or wilful misconduct, or a failure of a consumer guarantee, we are not liable for:
- loss of profit, revenue, rent, goodwill or opportunity, or loss that was not reasonably foreseeable;
- disputes between landlords and tenants, or the outcome of a tenancy, bond or compliance matter;
- loss caused by inaccurate information entered by users, or by the use of keys and access codes;
- loss caused by a third-party service.
Our total liability under these Terms is limited to the greater of the fees you paid us in the 12 months before the claim arose and A$100. This limit does not apply to fraud, wilful misconduct, or liability the law does not allow us to limit.
17 Termination, deletion and data export
You can delete your account at any time, on the web or in the iPhone app. It closes at once and is deleted 60 days later unless you restore it first. If you own an organisation, transfer it to another member first or close it with your account; closing an organisation also takes 60 days and can be reversed in that time.
We may suspend access straight away where needed to protect the Service or other people, to comply with the law, or where payment is overdue. We may suspend or end your access for a material breach of these Terms, and where we can, we will tell you first and give you a chance to fix it. We may end the Service for you on 60 days' notice, refunding any unused prepaid period.
Your records. An organisation's records belong to the organisation, not to any one member. While the organisation exists, its members can read and download its records. If we end your access for any reason other than a breach, you will have at least 30 days to download your records first.
Some records are kept after deletion: signed documents and their signing records, and tenancy and financial records for as long as the law requires, as our Privacy Policy describes. They cannot be deleted on request.
Clauses that by their nature continue after termination, including those on fees owed, your content, signatures, privacy, liability and governing law, continue.
18 Governing law and disputes
These Terms are governed by the law of New South Wales, and the courts of New South Wales have non-exclusive jurisdiction. This does not take away any right you have to bring a consumer claim where you live, including in a tribunal.
Please contact us first; most problems are solved that way.
Girilang is designed for use in Australia and for Australian properties. If you use it from elsewhere, you are responsible for complying with local law. You must not use it if you are subject to Australian, United Nations or United States sanctions.
19 General
If part of these Terms cannot be enforced, the rest still applies. Not enforcing a term is not a waiver of it. Neither of us is liable for delay caused by events beyond our reasonable control. You may not transfer these Terms without our agreement; we may transfer them to a buyer of our business and will tell you if we do. We send notices by email to your account address or in the app.
These Terms are the whole agreement between you and us about the Service. Nothing in them excludes liability for misleading or deceptive conduct.
20 Changes to these Terms
We may change these Terms. We will email registered users at least 14 days before a material change takes effect. If a change disadvantages you, you may cancel before it takes effect and we will refund any unused prepaid period. Otherwise, the changed Terms apply from that date.
