Running a NSW boarding house on Girilang.
It keeps the records of a house let by the room: who lives in each room, on what agreement and rent, the condition reports and keys for each room, and the repairs for the house. Girilang does this for NSW boarding houses, on the web and in an iPhone and iPad app.
For a resident whose agreement type is casual boarding, the 28 days’ written notice the Boarding Houses Act gives, with no minimum time between increases. For a tenant on a residential tenancy agreement, the Residential Tenancies Act’s 60 days and one increase in 12 months. The new rent is charged from the first rent period on or after the date you set. Girilang does not give legal advice: check anything else with NSW Fair Trading.
Write your own occupancy agreement block by block in the document editor, and save it as a template for the next room. Each resident signs from their own link on a phone or computer, with no account, and the signed copy is filed under the house. Then set their agreement type to casual boarding in their tenancy’s details, so rent notices follow the Boarding Houses Act.
Yes. Save your house rules as wording in the document editor and add them to the occupancy agreement, and each resident signs them with it. The house’s page keeps the same rules for your team. Girilang does not check rules against the Boarding Houses Act: NSW Fair Trading explains the occupancy principles.
Yes, one at a time, with their room, move-in date, rent and agreement type, casual boarding included. There is no spreadsheet import.
Share your rental application form’s short link wherever you advertise the room, and every applicant lands in one queue. Add the one you choose as a resident, in the room they are taking, without typing their details again.
Yes. Write to a resident from the shared inbox, under your organisation’s name, and every message your team sends them stays in one thread, with their tenancy and repairs beside it. Their reply comes back to your team.
Each plan has a limit on properties and on rooms: Landlord is $29 per month for up to 3 properties and 20 rooms, Portfolio is $49 per month for up to 10 properties and 80 rooms, and Portfolio Plus, for up to 25 properties and 250 rooms, is priced on enquiry. Prices include GST. Every plan has every feature and starts with a 14-day free trial, and a card is needed to begin.
